Fluffing A House! Why It Matters

House Staging (likewise called house fluffing, property staging, home staging and realty improvement), is the art of decorating a house to sell quickly and for top dollar.

For some customers, a house stager will come in and make suggestions on enhancements that the homeowner can do on their own. Suggestions normally include things like:

Broaden the Closet

Among the most ignored locations of staging is the closet. Many people will unclutter and move boxes out of the closet but ignore the hanging clothes. Once in a while, I inform my clients to remove the clothes they just wear. If the closet still looks packed, remove more. The perfect closet will have substantial area (2 wall mounts worth) between the next hanger.

Deal Prior to and After Pictures

Have owners pack whatever they don't utilize everyday and put in storage or in the garage. It reduces the effects of the house and allows buyers to imagine their household living there. It creates a sense of tidiness and order by having tidy counter tops, sparsely embellished walls and very little furniture. I provide sellers before and after pictures of other staged houses and remind them that this is how model homes offer.
